Summit Valley Home Solutions – Terms & Conditions
1. Scope of Work
All work to be performed will be outlined in the approved estimate or contract. Any changes or additional work requested by the homeowner will require a written change order and may result in additional charges and/or timeline adjustments.
2. Unforeseen Conditions
Summit Valley Home Solutions is not responsible for hidden or unforeseen conditions, including but not limited to rot, structural deficiencies, mold, insect damage, or code violations discovered during the project.
If such conditions are found, work will be paused and the homeowner will be notified with options and associated costs before proceeding.
3. Materials & Pricing
Material costs are subject to change due to market conditions. If material prices increase by more than 3% from the date of the estimate, Summit Valley Home Solutions reserves the right to adjust the final project cost accordingly, with notice to the homeowner.
4. Permits & Approvals
Permits, inspections, and HOA approvals (if required) will be discussed prior to the start of work. Any associated costs are the responsibility of the homeowner unless otherwise stated in writing.
5. Payment Terms
Payment terms will be outlined in the estimate or contract.
Unless otherwise agreed:
- A deposit is required to schedule the project
- Progress payments may be required depending on project size
- Final payment is due upon substantial completion
Any unpaid balance after 15 days may be subject to a 2% monthly interest charge.
6. Scheduling & Delays
Project timelines are estimates and may be affected by:
- Weather conditions
- Material availability
- Unforeseen site conditions
- Scheduling conflicts
Summit Valley Home Solutions will make reasonable efforts to stay on schedule but is not liable for delays outside of its control.
7. Cleanup & Jobsite Conditions
Daily jobsite cleanup will be performed. Upon completion, all construction-related debris will be removed.
Dumpsters, if provided, are for construction debris only. Disposal of household trash, hazardous materials, or prohibited items is not allowed.
8. Workmanship Warranty
Summit Valley Home Solutions provides a 2-year workmanship warranty on applicable work where full replacement or installation has been performed, unless otherwise stated.
This warranty does not cover:
- Normal wear and tear
- Damage caused by weather, misuse, or lack of maintenance
- Manufacturer defects (covered under manufacturer warranties)
9. Material Warranties
All material warranties are provided directly by the manufacturer. Summit Valley Home Solutions does not guarantee or extend manufacturer warranties.
10. Property Protection
Homeowners are responsible for protecting personal property, including:
- Interior wall hangings, décor, or fragile items
- Outdoor furniture, fixtures, or valuables near the work area
Summit Valley Home Solutions is not responsible for damage to items not properly secured or removed.
11. Subcontractors
Summit Valley Home Solutions may utilize qualified subcontractors to perform portions of the work. All subcontractors are expected to meet quality and performance standards consistent with the project scope.
12. Insurance & Liability
Summit Valley Home Solutions maintains general liability insurance. Proof of insurance can be provided upon request.
We are not responsible for:
- Pre-existing structural issues
- Damage caused by conditions beyond our control
- Unmarked underground utilities (homeowner responsible for disclosure)
13. Insurance Claims
If the project involves an insurance claim, all approvals, coverage, and payments are subject to the homeowner’s insurance provider. Summit Valley Home Solutions does not guarantee claim approval or coverage amounts.
14. Right to Cancel
The homeowner may cancel this agreement within 3 business days of signing, in accordance with applicable consumer protection laws.
After this period:
- Deposits may be partially or fully non-refundable depending on materials purchased, scheduling, and administrative costs
15. Dispute Resolution
In the event of a dispute, both parties agree to first attempt to resolve the matter through good-faith negotiation and mediation before pursuing legal action.
If legal action is necessary and Summit Valley Home Solutions prevails, the homeowner agrees to be responsible for reasonable legal fees and costs as permitted by law.
16. Authorization of Work
By approving the estimate or contract, the homeowner certifies that they are the legal owner of the property or have authorization to approve the work and agree to all terms outlined herein.
